Move Out Checklist

Tenants are required to give a 28 day written notice prior to vacating

Hawaii Home Properties LLC wants their tenants to have a smooth transition when moving from one of the properties they manage, and this checklist will help you to maximize the refund of your security deposit. We hope you have enjoyed your time with Hawaii Home Properties LLC. Normal wear and tear will be taken into consideration when inspecting your apartment, but we expect the properties to be left in good/clean condition.

Below are the instructions for proper move out. We know you will have a lot to keep track of during this transition.  We hope this will make it clearer and more organized for you. If you do have any questions, please call us at +1-808-666-3300.

  • An inspection will be scheduled after all your personal property has been removed and you have cleaned the property.  At this time, you need to return the key to us. Or, we consider you still living at the property until the keys are turned in.  Rent will be charged until we receive keys and garage door remote – do NOT leave keys at the property.  YOU WILL NOT BE ABLE TO RE-ENTER THE PROPERTY AFTER  ALL KEYS HAVE BEEN TURNED TO US.

  • The better the condition of the property when you leave, the faster the deposit can be sent out. Please remember that your lease expires at 1:00 pm on the second to last day of the month. Failure to vacate your unit by your lease expiration will be a charge equal to two months’ rent.  You will need to give us your forwarding address to send your deposit refund to. If you vacate the property prior to the end of the lease term, you will still be responsible for the rent during the remaining term of the lease.  However, we will do our best to try and lease the property. In order to avoid missing or returned mail, be sure you do a change of address with the Post Office here: https://moversguide.usps.com/mgo/disclaimer. Please send us a self-addressed stamped envelope, and will mail to your forwarding address as soon as possible so that there will be no delay of the return of your security deposit. Please allow 30 days from your lease expiration for processing of paperwork and return of the deposit.

 

  • Utilities - You must keep the utilities on and in your name until your lease expiration date.  Be sure to notify the applicable utility companies of your lease expiration.  If you are currently paying for sewage, you must provide proof of final payment or you will be charged a flat fee of $150.

 

  • CLEANING SPECIFICATIONS

    • Remove all trash and personal items from home and yard.

    • Clean all appliances thoroughly, including microwave, range hood, etc. Clean sinks, cabinets and drawers.

    • The carpeting must be professionally steamed cleaned and receipt turned in with keys.

    • Wash non-carpeted floors. Remove stains and marks.

    • Wash walls carefully; pay special attention to areas around light switches, hallways doors and baseboards.

    • Clean all windows. Secure all screens and remove cobwebs inside and out.

    • Make needed repairs to screens and screen doors.

    • Clean and disinfect the bathrooms thoroughly.

    • Repair or have repaired any damage you or your pets have caused.

    • Discontinue your phone services at least 24 hours before vacating.

    • If you are responsible for the lawn care:  Mow, trim and remove debris from yard.

    • Make arrangements to have your trash picked up before you discontinue service.

    • Do not place trash and garbage in the recyclable cans, fine may apply.

 

 

  • Cleaning Charges - **Move Out Tip** some of the most frequent charges for move-outs include cleaning the top and inside of the refrigerator and oven, soap scum on tub/shower, wiping cabinets/baseboards, ceiling fans and lights.  Stove, microwave, refrigerator, freezer, dishwasher, exhaust fan, windows, blinds, air conditioner, light fixtures, doors, radiators, baseboards, and bathrooms must be thoroughly cleaned. DO NOT turn refrigerator off, simply turn to lowest setting after defrosting and cleaning.  Tile or hardwood floors must be cleaned and waxed. Close all blinds and turn off all of the lights.  Lock patio/balcony door, back door and all windows. Exterior of premises must be clean and free of debris. Lawn must be mowed and/or sidewalks free of snow and ice, if applicable to your lease. Additional charges may be incurred due to damage from nicotine or cooking odors.
     

  • Repair/Replacement Charges - Some of the most frequent charges for move-out repairs and replacements include patching and painting nail holes, burnt out light bulbs, broken blinds and smoke detector batteries.
